Dukes Deevyashakti Realty Corporate Office
A 9,000 sq ft shared corporate office for two developers, designed in two weeks and built in ten. Marble floors and vaulted ceilings establish a sense of permanence, while a custom partition system allows the workplace to be taken apart and reorganised.

Project note
The workplace was conceived around a productive contradiction: it had to express the solidity expected of two real-estate developers while remaining capable of changing with their organisations.
Permanence as a brief
An office with the weight of a long-term address.
For real-estate developers, the office is also a statement of permanence. The interiors draw on materials and tones associated with durability and long-term value, rather than the lighter, more provisional language of many contemporary offices.
Marble floors give the principal spaces a deliberate weight. Solid steam-beechwood battens frame warm-toned laminate panels across walls and partitions, and the same tones continue overhead in the ceiling planes. A curving ceiling sweeps over reception and the café bar, while a barrel-vaulted corridor gives circulation an architectural scale. The result feels closer to hospitality than to a conventional commercial fit-out.
Built to be taken apart
Permanence in character, flexibility in construction.
Behind that appearance of permanence is a system designed for change. The timber-and-glass partitions were custom-designed to be fully demountable. Custom-designed brackets accommodate up to three inches of variation in floor-to-ceiling height, allowing a partition to be moved without being remade.
Cabins, meeting rooms and enclosed workspaces can therefore be reconfigured and reused as the two organisations change, without discarding the elements that give the office its identity.
Two weeks to design, ten to build
Design, fabrication and site work moved together.
The office was delivered as a single design-and-build commission on a compressed programme: two weeks for design and ten for execution. Architecture, detailing and construction logic had to be developed together from the outset.
The demountable partitions served both ends. Designed for future change, they were fabricated in Urban Arts’ own factory while work proceeded on site, then installed quickly and precisely. The turnkey scope also included furniture, lighting, electrical work, HVAC and services coordination, ceilings and flooring.
This commission followed Urban Arts’ work on the Amara Model Homes for Deevyashakti Realty. It was followed in turn by the Janwada Farmhouse, commissioned by Dukes Realtors.
